Phoenix Enterprise Park is the key business site for the greater Lowestoft area and is located on the established South Lowestoft Industrial complex. The Park has Enterprise Zone designation, meaning business occupiers can benefit for up to three years’ business rate exemptions, subject to eligibility and being in occupation before March 2020. If a businesses wants to buy a plot on the park to build its own unit, Suffolk County Council is willing to sell or lease plots where businesses appoint their own developers and contractors to do the work.
Situated on the southern side of the major town of Lowestoft the park is directly accessible from the A12 from the south and via the A47 to the north. The site is delimited by two estate roads – Tower Road and Hadenham Road. The Park is only 28 miles from Norwich and 42 miles from Ipswich and less than 45 minutes’ drive from Norwich International Airport.
Lowestoft is a major port and manufacturing centre and increasingly the base for operations work associated with the major wind farms being constructed off the Suffolk coast. The South Lowestoft Industrial Estate is host to a large number of nationally recognised companies including Harrod UK Ltd, Sam Cole Food Group and Adande Refrigeration.
Potential for food, energy and manufacturing enterprises. Frontage sites onto Tower Road may be of interest to companies seeking a trade counter operation (subject to planning consent). The Park is well placed to take up any opportunities emerging from the supply chain that would serve the massive Sizewell C nuclear power station when the final investment decision is made. There are a number of business development grants available in Suffolk. They focus on supporting the expansion of SME’s but as Lowestoft is an Assisted Area a 10% intervention rate is possible for larger firms.
